The course provides a comprehensive study of the eight primary components of a residential inspection: Structure, Exterior, Roofing, Plumbing, Electrical, Heating and Air Conditioning (HVAC), Interiors, and Insulation/Ventilation.

Instruction combines lectures, interactive discussions, case studies, visual aids, and hands-on application exercises, ensuring students gain both technical expertise and real-world inspection skills.

Students learn to:

  • Identify system defects and  recognize safety and health hazards
  • Understand material life expectancies
  • Apply industry-accepted inspection methods
  • Uphold professional ethics and legal responsibilities
  • Prepare accurate, compliant inspection reports

Emphasis is placed on consumer protection, professional standards, and compliance with Florida law and DBPR Standards of Practice.

Certification and Licensure

Upon completion of the 120-hour program, graduates receive a Certificate of Completion that fulfills the education requirement to apply for Florida licensure and qualifies them to take the ACICP Home and Property Inspector Examination, a 100-question, multiple-choice, open-book exam that is 2 hours in length, requires a minimum passing score of 70%, and is scheduled directly through ACICP.

After passing the exam, students must submit a Home Inspector License Application to the Florida Department of Business and Professional Regulation (DBPR), including the Certificate of Completion for the 120-hour course, required application fee, background check and fingerprints, proof of passing score on the ACICP examination, and must also attest that they have obtained commercial general liability insurance in the amount of at least $300,000.

Graduates are then fully qualified to launch their own home inspection business or work with established inspection companies across Florida.
