Important South Carolina licensing fact: passing the Commercial Plumber technical exam does not automatically create a contractor license. The business must complete the South Carolina Mechanical Contractor licensing process, designate a qualified Primary Qualifying Party, satisfy experience and financial requirements, and submit proof of both the plumbing technical exam and the required Business Management and Law exam.
South Carolina Commercial Plumber Contractor Exam Prep is focused preparation for individuals pursuing the commercial Plumbing classification under the South Carolina Contractors' Licensing Board.
The South Carolina Plumbing classification covers the installation, replacement, alteration, and repair of plumbing systems on commercial projects. Its statutory scope includes water-supply piping, fixtures, appliances, pressure vessels and tanks, sanitary drainage, venting, roof leaders, water-conditioning equipment, swimming-pool piping, and other plumbing systems located within the property.
When equipment within the plumbing scope is gas-fired, the necessary gas lines may also be installed under the Plumbing classification in connection with that work. South Carolina also requires the PB classification for general commercial natural-gas piping work, subject to limited HVAC exceptions for certain other mechanical classifications.
The technical test is broad enough to make a plumber look at drainage drawings, fuel-gas questions, code tables, math, vent systems, water heaters, and excavation rules before lunch. Fortunately, the exam outline tells you where the points live.

Study the official outline and practice with the actual books. The exam does not reward a candidate for reading the plumbing code cover to cover like a novel. It rewards someone who recognizes the problem, chooses the correct reference, finds the controlling rule, and keeps moving.
Isometric drawings: practice DWV, water-supply, and roof-drain isometrics because those categories combine for a large part of the exam.
Venting and drainage: know drainage sizing, developed length, trap rules, cleanouts, vent sizing, vent connections, and drainage-system layout.

PSI reference rule: approved references may be highlighted, underlined, and indexed before the examination. Permanent tabs are allowed. The books must otherwise remain unmarked, and loose or attached extra papers are prohibited.
The PB Plumbing classification is a Mechanical Contractor classification. It covers commercial plumbing systems located on the property, including water-supply piping, sanitary drainage, venting, fixtures, water heaters, pressure vessels and tanks, roof leaders, water-conditioning equipment, and related systems.
Commercial natural-gas piping is closely tied to the Plumbing classification. The Contractors' Licensing Board has stated that commercial natural-gas piping installation, alteration, or repair generally requires the PB Plumbing classification. Air Conditioning, Heating, and Packaged Equipment licensees have a limited exception for gas piping serving their HVAC equipment.
Plumbing should not be confused with the Water and Sewer Lines classification. Water and Sewer Lines is a General Contractor public-utility classification covering mains, service lines, sewer mains, lift stations, pumping stations, and related public-utility construction.
Pressure and Process Piping is also separate. It covers industrial process piping but specifically excludes potable water, sanitary sewage, natural gas, refrigeration, air-conditioning, and comfort-heating piping.
Commercial Plumbing and Residential Plumbing are separate South Carolina licensing pathways. Make sure you are studying for the commercial PSI exam, because showing up prepared for the wrong plumber test is a very creative way to make exam day longer.
The PB classification controls the type of commercial plumbing work. The mechanical license group controls the maximum bid and job dollar limit.

Financial qualification: South Carolina allows a Mechanical Contractor applicant to support the requested group with an acceptable financial statement or the applicable surety bond. When using a financial statement, you need to meet either the required working-capital amount or the net-worth/equity amount, not both.
Alternative qualification note: South Carolina currently recognizes certain qualifying Master Plumber certifications issued by examination, including current certifications issued after January 1, 2026 by Carolinas AGC, as a corresponding path for the Plumbing classification. Always verify your exact eligibility with the Board.

The South Carolina Commercial Plumber exam is challenging because it mixes code knowledge with practical plumbing judgment, isometric drawings, developed-length calculations, fuel-gas questions, and reference navigation.
